The TA6 and TA10 forms are standard Law Society property forms used in England and Wales when selling a home.
With the TA6 (Property Information Form) giving buyers key details about the property (boundaries, disputes, environmental risks) and the TA10 (Fixtures & Fittings Form) listing what is included/excluded (appliances, light fittings, carpets) to prevent confusion.
The TA10 Fittings and Contents form is not mandatory but failing to complete it could delay the sales process. Completing it is also a good exercise for sellers, as it gives them a tick list of items in the home that they may not even have considered taking with them to their next property.

TA6: Property Information Form
Purpose: Provides essential details about the property itself, beyond just its physical structure.
Information Included:
Boundaries, disputes, guarantees (e.g., for damp proofing, extensions), service charges, flood risk, Japanese knotweed, radon, and utility details.
When Used:
Completed by the seller and given to the buyer’s solicitor early in the process, often before an offer is even accepted.
TA10: Fittings & Contents Form
Purpose:
Clarifies exactly which items (fittings and contents) are being left in the property and which are being removed.
Information Included:
Kitchen appliances (ovens, dishwashers), light fittings, curtains, carpets, boilers, radiators, and garden items like sheds or bins.
How it Works:
Items are categorized as ‘included’, ‘excluded’, or ‘to be agreed’, helping avoid disputes over things like light fittings or white goods.
Why they are important
Transparency:
Reduces surprises for the buyer and protects the seller from later claims.
Legal Standard:
Although not strictly mandatory, they are industry standard and expected by solicitors to ensure a smooth conveyancing process.
